Real Estate Program Management

Assuming the role of the Owner representative and committed to partnering, LR&C establishes a shared vision and common objectives. The benefit of this partnering is the complete control over the whole project providing a single source responsibility and accomplishing the project or its phases on time, within budget and with the required quality.
This complete responsibility for overall planning, coordination and completion of each program has a result of effective scheduling, monitoring and control of work with owner-approved parameters.
Managing real estate to build value from the business strategies, feasibility studies for different situations and the master planning, to the design, engineering, construction management, start up and the facilities management during the life cycle.

These services include tasks as:

  • General Control
  • Project Programming, Planning and Master Schedule project
  • Budgeting and Cost and Schedule Control
  • Value Engineering analysis
  • Internal Rate of Return and Net Present Value of projects (IRR and NPV) for different alternatives
  • Sensitivity and Break Even analysis

Project Management

This service combines similar functions described in the Program Management. In this case the Owner takes in charge the building after a start up assistance.


Construction Management

This role is utilized when the client wants to separate the construction between several contractors or needs a work kickoff before having a definitive design.
The Construction Management way is an excellent vehicle for fast-track projects and is flexible in dealing with unforeseen changes.
As the CM begins working during the preconstruction phase, cost saving are strong due to the coordination of architectural design, installers, consultants, technical aspects of materials and equipment, construction techniques and scheduling and value engineering analysis.
